It looks and works well. The unit needs to be well anchored to the ground or supported by pavers. It takes some effort to open and close, but it maybe because of the following issue. The crank shaft is rubbing on the side of the awning cover causing a huge wear on the metal. It will start rusting and deteriorating very soon. We are expecting a resolution on this defect ASAP, because this is not an inexpensive purchase and we hoped it will function as described from the beginning.
