There were not many detailed reviews for this when I bought it, so I wanted to provide as much as I can to help shoppers make a decision. This is a great addition to our home at minimal cost (compared to a deck or roof). But this build is not for the faint of heart! Make sure your husband, partner, etc. is mechanically inclined and has a case of beer or favorite whiskey nearby! lol. We took our time and finished this over 3 days. Following the instructions is a must (we learned that the hard way after skipping a step). There are lots of pieces. Best thing to do is lay everything out so you can easily identify the part numbers. (Lay in grass or on top of a tarp so you don’t scratch the paint.) The one thing they don’t account for is securing it to the ground and house. We had to buy all of the masonry screws to install the 4 posts in the concrete patio and 4 brackets on the side of the house. Additional tools are needed for masonry install, like a hammer drill. (Would be a much easier job if installing into wood.) Recommend spending the extra money for the 14’ if you have the space. Our furniture would have been too crowded under the 12’. So far no leaks. Time will tell if it holds up to snow this winter. There are 2 reinforcement posts included that go in the middle of the frame. We will be putting those up in the winter if heavy snow is expected. Otherwise they are not needed in our opinion. My husband says it’s a solid piece….he’s impressed with the quality. Highly recommend.

An excellent product. Unfortunately the assembly manual is difficult at time to understand. I've had to take apart & re-assemble several times due to vague instructions.

Great structure Installation took longer than expected but it is good and solid
