Although it has been gracing homes for decades, one only has to flip through the pages of a magazine or tune into a decorating show to see that hardwood flooring is still a beautiful and desirable choice for today's homes. For most homeowners, however, it can be a costly investment. When weighing the different types of flooring options available, there are several qualities of hardwood floors that should be considered.

1. Safe and Clean: As a general rule, hardwood flooring is more sanitary than other types of flooring. Unlike wall-to-wall carpeting, which traps dust, germs, and allergens, hardwood flooring provides no place for debris to hide. This results in a healthier, safer home, especially for those who suffer from allergies. Hardwood floors should still be swept or vacuumed often to prevent dirt build-up. Using doormats and area rugs can cut down on cleaning.

2. Low-Maintenance: Wall-to-wall carpeting typically requires frequent vacuuming and seasonal professional cleanings. You may also have to contend with snags, dents, patching, and stains. On the other hand, hardwood floors are typically sealed with a protective finish that makes them more stain-resistant than other types of flooring. If they do get scratched or dented (which can happen in high traffic areas), they can usually be sanded and refinished. Specific hardwood flooring care requirements depend on the type of finishes. Polyurethane surfaces are very low-maintenance, while waxed or penetrating-stain floors may have distinct manufacturer recommendations.

3. Sustainable: This may come as a surprise, but according to the U.S. Forest Service, hardwood trees are growing faster than they are being cut down. This makes wood flooring an abundantly renewable source of flooring. It is also more natural than other flooring options, which can be full of chemicals and synthetic materials. If you look at hardwood flooring's lifetime, it uses less water and energy to produce, rarely needs to be replaced, and can be recycled at the end of its time. Also, there is an entire market for sustainably harvested hardwood floors made with non-toxic adhesives and finishes for those choosing to go the eco-friendly route.

4. Beautiful: Hardwood flooring never goes out of style. Because hardwood is available in many sizes, stains, finishes, it is easy to find a finished product that matches your home, whether it is traditional or modern. No matter what you choose, it will lend a warm look to your home.

5. Popular: Hardwood flooring appeals to many buyers, especially those who do not want to deal with the added cost of replacing dirty, stained, or used carpet. Buyers tend to see wood floors as a sign of quality, which can result in a higher asking price when you place your house on the market. Higher appeal can also mean a quicker sale!
